Why Terraform
We are architects, urban designers, interior designers and project managers working from Mumbai, shaped by the people who built this city, and building what comes next.
We believe every space should work for the person using it — not the other way around.
We know buildings from the inside out — how they are approved, how they are built, how they perform — and we carry that knowledge end to end, from the first sketch to the final handover.
Our approach is user-first, code-fluent, sustainability-led and uncompromisingly detail-driven. We do not hand projects down. We do not cut corners. We design what we can build and build what we designed.

Our Story
Started by choice.
Not by chance.

Long before Terraform Architects existed, it was a conversation between two architecture students who knew even then that they wanted to build something of their own one day. Not because the industry pushed them to, but because they had a clear picture of what a practice could be if it were done right.

We didn't leave to escape. We left because we were ready and because everything we had learned needed a place to become something more.
Â
The years between college and founding were deliberate. We chose to work inside Mumbai's most respected practices, across developer organisations, principal architect firms, contractors and PMC companies, not to log hours, but to understand how each one thinks, decides and builds.
We worked end to end on some of Mumbai's most significant projects. We sat with developers understanding feasibility. With contractors understanding what actually gets built versus what gets drawn. With principal architects understanding vision at scale.
Those years are not on a certificate. They are in the way we read a brief, run a site and advise a client.
Design technology and innovation
We use technology where it adds real value to catch coordination clashes before they reach the site, to optimise structures before the drawing board, to test daylighting before a wall is placed. Not as a marketing point. As a working method.

Ajay carries projects from the first sketch to the last site visit — with the same level of attention throughout. A BIM specialist and visiting professor at Mumbai's architecture schools, he brings technical precision to every design decision. Having worked across Mumbai's most demanding project typologies, he knows where projects go wrong and builds the systems to prevent it. When you work with Terraform, Ajay is on your project — not in the background.
Shruti Joshi

Shruti has led complex redevelopment, high-rise & ultra-luxurious projects across Mumbai — from statutory approvals through to handover. Having worked across managerial and architect roles before founding Terraform, she understands every stakeholder's pressure points before they voice them. On every project she takes on, you work with Shruti directly. Her design instinct is minimalist — strip everything back to what the project actually needs, then execute it without compromise.
